01 — Our story

The slow real-estate firm.

We got into land the same year the KMP Expressway opened. Everyone else was chasing the flip. We were reading revenue records at the Palwal tehsil.

Joginder started JP Land & Farms after eight years of watching first-time buyers get burned by unclear titles, ambiguous mutation records, and brokers who'd never once set foot on the land they were selling. He'd walked most of Palwal district as a schoolteacher's son. Building a firm around that discipline was, honestly, the obvious thing to do.

Today we're a small team with two offices, a growing list of NRI clients from Gurugram to Singapore, and a rule that hasn't changed since 2015 — we visit before we list.

02 — How we operate

Four principles. No exceptions.

Title-first

Every listing begins with the paperwork. Patwari records, mutation chain, boundary, and access — checked before a single photo is taken.

On-ground only

If we can't drive there, we can't list it. A property has to be walked, measured, and photographed by our field team.

Fixed pricing

The seller's ask is what you see. We don't inflate to leave negotiation room, and we don't double-broker.

Post-sale support

Registration, mutation, boundary marking — we stay involved until the property is legally, provably yours.

    Founded in Palwal

    One founder, a Bullet, and a stack of revenue records. First listing: 2 acres near Hodal.

  2. 2017

    Gurugram office opens

    Sector 57 branch to serve NCR buyers and NRI clients.

  3. 2019

    KMP corridor push

    Focus on land along the Kundli-Manesar-Palwal expressway — the corridor that has changed the region.

  4. 2021

    100th family

    Crossed 100 completed transactions. Every buyer took our post-sale support call.

  5. 2023

    Warehouse vertical

    Added warehouse and industrial land advisory as demand outside NCR grew.

  6. 2025

    Journal launches

    Started publishing field notes on land, laws, and rural real-estate — no fluff, just what we see.
