1. Who these terms are with
These Terms of Service ("Terms") form a legal agreement between you and Decipher Consultancy Services ("we", "us"), operator of JP Land & Farms at https://www.jplandandfarms.com ("Site"). By using the Site or engaging us as an advisor, you agree to these Terms.
2. Nature of our services
JP Land & Farms is a land advisory operating in the Palwal, Faridabad, Sohna, Hodal and Gurugram belt of Haryana. We help buyers and sellers of agriculture land, farmland, farmhouses, commercial land and warehouse land. We are not a broker of residential apartments, urban plots or societies.
Listings on the Site are verified by us before publication (see the Verified badge on each listing), but we do not guarantee the completeness, accuracy or availability of any listing at any point in time. Prices, sizes, distances and photos are indicative.
3. Use of the Site
- You must be at least 18 years old and capable of entering a binding contract under Indian law.
- You will not use the Site to post false enquiries, scrape data, upload malicious code, or infringe third-party rights.
- You will not impersonate any person or misrepresent your affiliation with any entity.
- Where you post content (e.g. a Wanted classified), you grant us a non-exclusive, royalty-free licence to display it on the Site for the posting's validity period.
4. Fees
For buyers & guide readers: use of the Site is free. There are no listing fees or gated content charges.
For sellers who engage us for a transaction: our advisory fee is success-based (payable only on registration of the sale) and disclosed in writing before you engage us. There is no obligation to engage us — you may withdraw your listing at any time.
5. No legal or investment advice
Information on the Site (including guides, market notes, price trend charts, tax calculators and appreciation projections) is general educational content. It is not legal, tax, financial or investment advice specific to your circumstances. Always obtain independent advice before executing any transaction. Numbers in the calculators use publicly available benchmarks and may differ materially from actual transaction values.
6. Verification & the Verified badge
The "Verified by JP" badge means that, at the time of publication, our team completed each of the checks listed in the modal (title chain, mutation, encumbrance certificate, khasra map match, land-use / CLU status, access, disputes and physical walk). We do not guarantee that circumstances have not changed since verification. Final due diligence remains the buyer's responsibility.
7. Third-party links
The Site contains links to third-party services (Google Analytics, blog posts on our Fluxeta CMS, mandi price data at data.gov.in, RBI/tax reference material). We are not responsible for the content, privacy or availability of these third parties.
8. Intellectual property
The Site design, logo, brand name "JP Land & Farms", the original written content, guides, photos we own, and the verification methodology are the intellectual property of Decipher Consultancy Services. You may quote short excerpts with attribution and a link back. You may not republish substantial content without prior written permission.
9. Limitation of liability
To the maximum extent permitted by law, Decipher Consultancy Services shall not be liable for any indirect, incidental, consequential or punitive damages arising from your use of the Site. Our total aggregate liability, however arising, shall not exceed the advisory fee actually paid by you to us in the 12 months preceding the claim, or ₹10,000, whichever is lower.
Nothing in this clause limits liability that cannot be limited by Indian law (including gross negligence, fraud, or death/personal injury caused by our negligence).
10. Termination
We may suspend or terminate your access to the Site if you materially breach these Terms, without prejudice to any other right. You may stop using the Site at any time and delete your account by writing to us.
11. Privacy
Our handling of your personal data is governed by our Privacy Policy, which is incorporated by reference into these Terms.
12. Governing law & jurisdiction
These Terms are governed by the laws of India. The courts at Gurugram, Haryana shall have exclusive jurisdiction over disputes arising out of or in connection with these Terms.
